Our property managers manage all matters relating to the building’s leases. Breaches and issues that arise are handled in a swift and sensitive manner, though we must have the client's authority to pursue. Often, we are able to resolve issues without our client becoming directly involved.

Lease covenants

Leases contain the covenants and stipulations the Landlord and the leaseholders are legally obligated to comply with. With several years of experience in managing leasehold property, Hunt PM are able to provide advice, support and if necessary referral to specialist solicitors who are experts in long leasehold law. These measures ensure that you are compliant with the law in regard to the property, and risks and liabilities are appropriately managed.

Our experienced property managers are experts in and fully conversant with leases and understand the need for the contractual parties to adhere to the terms of the lease including, though not exclusively limited to:

  • Ensuring leaseholders abide by their covenants
  • Handling service charge payments and demands in accordane with statutory requirements
  • Dealing with non-payment of service charges
  • Managing breaches


In addition to parties to the lease complying with their covenants, there is a range of regulations and legislation which also impose statutory responsibilities. Legislation is ever increasing, so it’s crucial that the Landlord assured they are using a managing agent who is capable of knowing what areas of legislation impact on the property and require implementation, or will help the Landlord understand how new legislation imposes additional responsibities on them, so Hunt Property Management provides timely advice for matters that the landlord has to make decisions upon.

Leaseholders Responsibilities

There are times when leaseholders are not entirely conversant with their legal obligations and don't understand how these extend to their obligations under the lease. Part of our work on behalf of our client is to manage such situations and resolve them sympathetically and as soon as possible without the Landlord's rights being undermined.
